If you decide to employ me to help you with the sale or purchase of your home, I will always do my best to protect your interests from the beginning of my service to you, all the way through to the end of the transaction at closing.

 

As Our Seller, You can Expect:

1.  An easy exit guarantee.  I hope this never happens and I will work hard to impress you with my service.

2.  That a complete market evaluation will be done on your home and include the most recent market values in the area.

3.  That I believe communication is the key to any good working relationship and I will be in constant communication with you as well as be accessable for you to contact me.  I will return all calls promptly and answer all your questions.

4.  You will receive regular updates from me on the progress of my marketing efforts in the form of emails and phone calls.

5.  Your home will be submitted to the Multiple Listings Service in the Metro Milwaukee, Racine, Kenosha area, which will expose your home to over 2000 Wisconsin Real Estate Agents.

6.  Your home will be featured on my website with additional pictures and a virtual tour so that all buyers will have an opportunity to get a sneak peak at the beautiful qualities of your home.

7.  A For Sale Sign, as well as a brochure box will be placed in your yard to catch all your neighbor's attention and give them information about your property, just in case they have relatives, friends, or coworkers who may be interested in your home.

8.  A lockbox will be installed to allow other realtors (with your permission) the ability to show your house while you are busy doing other things.

9.  That I will create a full color marketing flier that details the best features of your home as well as needed information on taxes, square feet, schools, and room dimensions. These fliers will be complete with pictures and made available for your brochure box on your sign.

10.  Your home will be photographed and featured with a virtual tour on 14 of the most visited websites for home buyers. This means your home will be open for viewing on line 24 hours a day, 7 days a week. This will attract the serious interested buyers.

11. That your home will be found on hundreds of real estate websites linked to the Metro Listing Service's web site.

12. That I will give you market updates, and keep you informed of what is happening in the marketplace on a regular basis.

13.  That we will do a review of your property's market placement and your home's competition every 4 weeks.

14.  That when you receive an offer to purchase, I will help you negotiate the best possible price and terms.  I will explain all the conditions related to the offer and answer any questions you may have.

15.  That once an offer to purchase is accepted, I will concentrate on handling all the details to bring you to a successful closing on the sale of your home.  These details may include:

     Updates from the Buyers Lender on their progress toward loan commitment.

     Meeting with the bank appraiser and giving him information and answering any questions.

     Coordinating any ammendments or renegotiations related to the results of the home inspection.

     Ordering title reports and coordinating the closing time and place.

16.  That I will accompany you to the closing and answer any questions you have about the closing process.

17.  That although I am legally bound to treat all parties honestly and fairly, I will always place your interests ahead of the interests of any other party connected to the sale of your home.  Our loyalty will be to you!

18.  I will work hard for you to make this the best and easiest sale of a home you have ever had. I want you to be so impressed with the level of service and results I deliver, that I will have earned your future business and referrals.
